Strategic Urban Design
Precinct Masterplan and Design Guidelines
Mesh is currently developing a masterplan and design guide for the Bell St Mall Neighbourhood Activity Centre, supporting its transformation into a vibrant and inclusive hub for a rapidly changing community, while celebrating the character and cultural diversity that makes the Mall special.
The document will provide an exciting and ambitious vision that establishes the Mall as a genuine mixed use higher density centre, unlocking strategic development opportunities and providing guidance on incremental transformation of a highly fragmented fine grain retail core. Key direction on land use, urban design and public realm outcomes will be provided, not only for the Mall but the residential catchments it serves. The masterplan will aim to ‘stitch’ the Mall into its surrounding, providing key links and strengthening its relation to key employment, retail, health, innovation and education destinations, while supporting thriving public life and a safe and inclusive urban environment. The design guidelines will support the delivery of high-quality design outcomes, making the Mall an exemplar of place based activity centre rejuvenation. Invigorated by the introduction of new housing, civic and commercial uses it will be an example of ‘density done well’ that meets the needs of local community.
